This house was a dilapidated rental with half the structure build in 1912. The entire house and lot was completely renovated from roof to foundation, fence to fence. |

The original cantilevered kitchen didn't have a dishwasher or garbage disposal. An over-sized window took up all the cabinet space on one wall. The kitchen was opened up with wrap around maple cabinets and white appliances. An 18 inch dishwasher and counter-rotating garbage disposal were added. |

The entryway is off the diningroom with old wood double doors that led out to a street-side wood deck. The old island was removed and refit to a full fridge, cabinet and counter space. Everything was painted, new fixtures and carpet was put in the dining room. The double door was replace with a 36 inch paneled door with privacy glass side panels. |

Old style lights and popcorn ceilings collected dust and oils throughout the house. The refurbished living room is bright and airy, yet the popcorn ceiling remains. It had no flaws and accepted several coats paint very well. |

The wood stove in the living room was painted, gasket changed, new glass in the door and new piping through the roof. Baseboard heaters with programmable controls for each room made heating very efficient. |

The master bedroom opened out to a back door walkway.
Cigarette smoking and waste made this room, and every room in the house, uninhabitable. The subfloor and decking was replaced and the walls and ceiling were painted in 2 primer and 2 top coats. Glass closet doors give the room a larger feel. |

The back yard was over grown with blackberry vines, scrub brush and renter trash. A complete scrape to below ground level, 40 yards of top soil and a reseed helped bring this space to liveable standards. |
